Total site viability · first pass

Drop a site. In minutes, know whether the ground can carry the plan — across market and infrastructure both.

You can change everything but the ground.

The menu, the staff, the racking, the fit-out — all fixable. The wrong site isn’t. It rarely fails loudly on opening day; it bleeds quietly for years. We catch it on day zero.

Why first pass

Pick the best of the bunch.
Not the best of the rest.

If you only evaluate the shortlist, your winner is the best of an already-biased set. Evaluate everything first, cheaply, and no good site gets filtered out by bias before the data ever looked at it.

Cuespaces · top of the funnel

Score every candidate, from free

First-pass triage on all of them — before anyone falls in love with one. Cheap enough to never ration a scan.

Incumbents · bottom of the funnel

Validate the final few, at $20k–100k/yr

Expensive, retail- and footfall-centric, and pointed at a shortlist a human already narrowed — bias included.

How it works

Four steps to conviction.

01

Drop a site

An address, a GPS pin — the one input you already have.

02

We read the ground

Market and infrastructure both, weighted to what decides your build.

03

You get an answer

A scorecard for developers, a verdict for investors, a best-use ranking for agents.

04

Triage the rest

Every evaluation opens a project. Run every candidate through the same lens.

Total viability

What makes a site win.
What quietly kills it.

Market — what makes it win
  • Catchment, demand and spending power
  • Competition — threat or proof of demand, by category
  • Footfall, access and corridor quality
  • Anchors, co-tenancy and visibility
Infrastructure — what kills it
  • Power capacity, grid reliability and cost
  • Connectivity, water and utilities
  • Land, tenure and title risk
  • Flood, hazard adjacency and geotechnical risk
Weighted to what actually decides the build

Why you can trust it

We verify the ground,
not the pitch.

  • Every claim is sourced. Confirmed, estimated, or verify-on-site — labelled, with the source named.
  • Records first, open web last. Utility, registry and infrastructure data lead; the open web is a labelled backstop.
  • We hand you the doubts. Every evaluation ends with exactly what a physical visit must confirm. The score never pretends to know more than it does.

Proof, not promises

We test the engine against
decisions that already happened.

Sites whose endings we already know get blind-scored — the engine never sees the outcome. Then we grade it openly and own the misses, including the winners we’d have skipped.

The back-test is running now — sites with known outcomes, blind-scored and graded. The hit rate publishes here when it’s real, with n and the full matrix. No number ships before then.

Who it’s for

One engine. Three lenses.

The old way

Three things you can stop doing.

Instead of six-figure platforms

$20k–100k a year, footfall-centric, used at the end to validate a shortlist someone already built.

First scan free, pay per decision after. Runs on every candidate before anyone falls in love with one.

Instead of consultants

Weeks per site, a binder per question, and an invoice that rations how many sites you can afford to ask about.

Minutes per site, cheap enough to never ration. The consultant’s rigor on every candidate, not the final two.

Instead of gut feel

A broker’s word and a hand-picked shortlist — the wrong site rarely fails loudly. It bleeds quietly for years.

Every claim sourced and labelled. Deal-breakers caught on day zero, not year three.

The first five objections

Fair questions.

Does this replace a site visit?

No — and we never pretend it does. Every evaluation ends with exactly what a physical visit must confirm. We tell you which sites are worth the drive, and what to check when you get there.

Is it only infrastructure?

No. We score total viability — market and infrastructure both, weighted to what actually decides the specific build. A drive-thru is mostly demand; a data centre is mostly power and connectivity. Infrastructure depth is our sharpest tooth, not our whole identity.

Which markets does it cover?

Anywhere there’s a site. We’re strongest where footfall data doesn’t exist — emerging markets and infrastructure corridors the incumbent platforms can’t see.

How accurate is it?

We blind-test the engine against sites whose outcomes are already known and publish the hit rate — including the misses. The score never overstates what it knows: every claim is labelled confirmed, estimated, or verify-on-site.

Do I need a contract?

No seats, no lock-in, no annual handcuffs. Your first scan is free; after that you pay per decision.
